We run a feasibility study covering local demand, nearby competition, footfall and how well the unit fits the format, and model the expected revenue and returns against the rent being asked — while also comparing that against buying the property outright. If the numbers show the location won't break even in a reasonable time, the owner can walk away and use the same checklist to find a stronger site.
